Project name: Sheffield Road
Date purchased: Jun'20

Completed: Feb'21

Type: 6 bed HMO/Basement conversion

Overview: This property was purchased during the pandemic after our offer being accepted at £91k, we managed to get another price reduction of £10k because of the uncertainty of the market at that time, it later boomed and after refurbing this house to a very high standard we got a valuation of £231k. We'd converted the basement to house the kitchen and lounge area, creating space upstairs for 6 bedrooms and 5 bathrooms, 4 of which being en-suite.

Project name: Colebrook
Date purchased: Nov' 18

Completed: Mar '19

Type: HMO/Loft conversion

Overview: This house started off as a tired and dated 3 bedroom terraced which lent itself perfectly for a loft conversion. We converted the loft space into two additional bedrooms, and refurbed the rest of the house and rented it out as a 5 bed HMO.  By adding square footage to the house meant we significantly increased its value enabling us to release the funds and re-invest.

Project name: Gallaghers
Date purchased: Jul '17

Completed: Feb '18

Type: Flip project

Overview: This is the house that kicked off our passion for property. We bought it in relatively good condition but it needed a lot of modernisation. We moved into this one and did the works whilst living amongst the mess (not great with a newborn baby!) So we vowed to never do that again, but it sparked our interest after we got the house revalued after the refurb and made a nice bit of profit. We then bought a second house (Colebrook) to add value to and start a more professional property investment career.
